SITUATION
Southbrook is situated in a beautiful rural location about
4 miles to the west of the heart of the historic City of
Chichester which provides a wide variety of cultural, leisure
and shopping facilities. These include the renowned Festival
Theatre, Historic Cathedral, Summer Arts Festival, Pallant
House Gallery and museums as well as a wide variety of
bars and restaurants.
To the south of Chichester there are the charming waterside
villages of Bosham and Itchenor together with Sidlesham
which borders the Pagham Harbour Nature Reserve. The
Solent and many nearby sailing clubs and marinas provide
exceptional facilities for boating and sailing enthusiast of all
abilities. West Wittering and the National Trust Reserve of
East Head offer spectacular scenery, sweeping beaches and
a broad choice of recreational and water related sporting

FACILITIES.
To the north of Chichester is the South Downs National
Park which provides miles of beautiful walks and rides. At
Goodwood there is the famous race course, golf courses
and airfield and which is also home to the annual Festival
of Speed and The Revival.
From Chichester there is a main line rail service to London
Victoria (from 90 minutes) and from Havant there are main
line services to London Waterloo (from 80 minutes). The A27
provides access to Brighton to the east and Southampton to
the west.

DESCRIPTION
Southbrook is an individual and substantial country house,
designed by well-known local architects and constructed
in 1994 to a high specification and finish. The spacious and
well-proportioned accommodation is arranged over three
floors which are also accessed by a lift which rises from the
large reception hall. 5 reception rooms open from the hall
creating a fine entertaining space and beyond the drawing
room is the west facing conservatory which incorporates
part of the Koi Carp pool. In both the hall and the drawing
room are impressive carved marble fireplaces. Throughout
the standard of finishes is exceptional including moulded
architraves; polished wood flooring and doors; and built in
wardrobes in the principal bedroom suite.
On the first floor are the 4 main bedrooms including the
spacious principal suite, guest suite and a family bathroom.
There is also a laundry room at this level. A staircase and
lift rises to the second floor which is currently arranged as
2 large rooms, purpose built photographic dark room and a
cloakroom but could easily be adapted to provide additional
bedrooms, home cinema or games/hobby rooms.
Additional features include gas fired underfloor heating
to the principal accommodation, air conditioning to some
rooms, extensive use of fitted electric security shutters and
a CCTV surveillance system.
Adjoining the house and accessed through the second
kitchen, which features an Aga, is the extensive garage
complex comprising two interconnecting and climate
controlled garages for 6 cars, each with electric roller doors
and one with an inspection pit and storage. A covered
walkway leads to a temperature and humidity controlled
wine cellar and also access to the first-floor guest/staff
apartment, set below the clock tower and which comprises
a reception room with an adjoining kitchen, bedroom and
bathroom.

GARDENS AND GROUNDS
The property is approached from the lane over a broad driveway
which passes through impressive security controlled electric gates
and opens to a large forecourt adjacent to the front entrance and
garaging.

Formal gardens surround the house with stone terraces, sweeping
lawns and well stocked shrub and herbaceous borders, purpose built
filtered and heated Koi Carp pond, herb garden and a greenhouse. To
the north of the formal gardens and separated by the ha-ha and an
electric field gate is an area of pasture.
In all the gardens and grounds extend to about 2.5 acres.

From Chichester take the B2178 in a northwest direction towards East
Ashling and Funtington. After East Ashling turn left to West Ashling
